​Welcome  To  627  S.  Paca  Street,  Baltimore  MD  21230

627 S. Paca St was originally built in 1845.  It is a 3 bedroom 2.5 bath, 2100sf loft-style row home that can sleep 8-10 people.

I purchased it and renovated it in 2004, and I lived there for two years prior to converting it to a fully furnished vacation rental.

Some guests have referred to it as their "Real World Baltimore" experience, referring to an old reality tv show with cool homes.  Most others have said the photos just don't do it justice.

South Paca Street is located in Ridgley's Delight, a beautiful and quaint neighborhood on the west edge of downtown Baltimore adjacent to Camden Yards and just blocks from the Convention Center, M & T Bank Stadium and many other attractions.  The Inner Harbor  just under a mile away, and it is pleasant an easy walk.

South Paca Street is a quiet, non through street lined with Bradford Pear trees.  Behind the home you'll find a rear deck overlooking a small back yard and off-street parking space -- and just 100 yards further out back is a small, wonderful city park -- and all of this is waiting for your arrival! ​
627 S. Paca Street is located in RED below.  It is snuggled just to the left of Camden Yards on the south end of Ridgley's Delight, where there are no thru streets.  The  location is magnificent for coming and going via car or cab because you have access to both off street parking and on-street parking via a pass, and the on street parking availability is the most attractive of all of the downtown neighborhoods.

Proudly hosting guests since 2006!

​We've hosted over 600 groups from  all over the world since 2006 and generally speaking it's been a great experience.   

Our average booking is 4 nights with typical stays ranging from 3 to 7 nights.  Occasionally we'll get bookings that are 2 to 8 weeks long with the latter being in the January to March time frame only.  Well behaved children and pets are most welcome. Quiet, responsible drinkers are welcome and smokers are welcome, albeit ALL smoking must be done outside of the homes with butts disposed of appropriately. Drugs in any form are not welcome.

We use to have two homes for rent, thus the old website name and the new URL discussed below.

Homes -- There are one or two other homes in my neighborhood I can suggest if I am booked or if you need an additional home.

Her home is about 3 miles from mine on the other side of the harbor in Upper Fells Point. Jeanette has a very long history of hosting national and international travelers from around the world. She has a network of in-home hosts if you need multiple rooms and/or if she is booked.  Jeanette is also the author of a special book titled "An Amateurs Guide to the Planet" as well as some others with interesting details!  If you reach out to her, please mention the fact you found her through this website.    

This website URL has changed?  

On 9/19/2017 this URL was changed from http://south-paca-street-vacation-rentals.com to http://bryans-baltimore-vacation-rental.com.  From January 2013 through July 2017 I had both 625 and 627 S. Paca Street as vacation rentals.  Unfortunately, due to troubling changes in the vacation rental advertising marketplace, I reluctantly sold 625 S. Paca Street in July 2017.   ​

I can make a referral for another vacation rental home on South Paca Street if I am booked or if a second property is needed. 

My Advertising Channels and My Booking Methods

Book Direct by emailing me via this website -- Using this website as your primary resource for information about my home and booking directly with me is the best way to assure you get the smoothest transaction without booking fees from one of my third party advertising channels (vrbo/homeaway added booking fees in July 2017, and AirBNB has always had them).   See my Rates & Reservations menu for more details on general pricing guidelines and my booking process. 

Craigs List  -- I do advertise on Craigslist.  All ads will reference this website and you will be instructed to email me through this website for quote information.  If you see pictures belonging to my property on craigslist without a link to this website, those are not authentic ads and they should be reported as spam. 

AirBNB.com -- 627 S. Paca Street is listed on AirBNB.  If you feel you'd like to book via AirBNB you can, but you will incur booking fees and you typically won't get my best rates. That process is more complex than booking direct and more complex than it needs to be in general.   https://www.airbnb.com/rooms/14093470

VRBO.com / Homeaway.com and all Expedia Related websites -- 627 S. Paca Street is listed on VRBO / HomeAway and all Expedia owned websites.  In July 2017, Expedia pulled a corporate coup on homeowners by converting their platform from an advertising platform to an online travel agency where we are all now limited to using a controlling communication console during the booking process so they can ensure the collection of 4-10% booking fees along with credit card processing that is limited to their own processor. To be clear, this is a massive change to owners that is not overtly apparent to consumers yet, because they've been sure to hide it.   I have been grandfathered in under the old system until January 2018, so  all leads via these websites will come to me via email and you will be booking with me directly via email, as I've done since 2005, but after that, I will be tossed into the control barrel with all other owners who just got trapped in this monopolization process. My property on vrbo is:  https://www.vrbo.com/77119 .  Please contact me directly to book to avoid fees and confusion.   For more in this bold expedia move please see short section below and more on my "More > Industry Updates" menu. 

VRBO/Homeaway Booking process changes as of July 2017

​As of July 2017 there was a massive shakeup at Homeaway.com and VRBO.com driven by their new parent company, Expedia converted these websites from advertising platforms to an online travel agencies and we the owners are now their servants...  This move inappropriately and significantly impacts over 1 million vacation rental owners and millions of renters each year -- and the shake up is all about corporate greed.

A monetary example makes this simple to understand... 

When I first started advertising on vrbo.com it cost me $300/year.  When Homeaway purchased them in 2006, my rates started rising with the last rate being $1800/year in 2016.  In 2017, Homeaway/VRBO via Expedia corporate decided they would drop the owners rates to $300/year but REQIRE us to book guests through their booking system with 4-10% booking fee along with all the credit card processing fees associated.  As such, as it relates to my property, what was first earning vrbo $300/year in an annual ad might now earn Expedia $5000/year with the bulk of that being via Customer Booking Fees that did not exist prior to July 2017.

In order to enforce this transaction system, owners will no longer be given access to prospective renters email addresses or phone numbers at time of inquiry.  All inquiry and quote dialogue must transpire in Homeaway's controlling communication console. Homeowners can no longer use their own personal websites (such as this one) to provide detailed and appropriate information during the sales process.  All pricing has to be filled into pricing matrices which can never appropriately convey proper pricing in an urban setting with a lot of local events, etc etc etc..  Homeowners have just been renamed home managers and we now report to Expedia, like it or not...

I have been grandfathered in until February 1, 2018. That means leads are sent to me along with email and phone info, and I can continue to book direct without any Expedia involvement, as i have for over a decade, but the end of this great advertising channel is now in site. 

For the renter, the shift may seem transparent, with the exception of the booking fee that is included on your side of the transaction.   The real problems for the renter are far more complex, as you may book a home without ever contacting the owner or know if they can in fact return an email -- and horror stories are now popping up related to these types of issues.

There are lawsuits filed for Fraud among other things, but none of those will rectify this situation.  There are many regional property listing websites  popping up with the older advertising model which enabled direct communication between property owners and potential guests, but it will likely take years for enough aggregation to have a single point marketplace resource as was built by hundreds of thousands of self-employed entrepreneurs years ago on VRBO.com .  A disappointing reality that will cost all of us a lot of time, money and energy, unfortunately.

Please keep all of this in mind as you move forward with booking future vacation rentals and be mindful of booking direct with myself and others for the best personal experience without third party issues which can detract from a rental experience.
