PET Policy !!!
I am going to open this home up to Guests Traveling with Cats or well behaved, preferable crate trained dogs.
If you have an older, mature, indoor cat that has no emotional issues causing litter box protests, he or she is welcome in my home with the following conditions.
If you have an older, mature, indoor cat that has no emotional issues causing litter box protests, he or she is welcome in my home with the following conditions.
- You must feel he / she would be content if she were limited to your bedroom or bedroom/den suite. You can not assume you will be permitted by the other tenants to let your cat roam beyond that space. I will be installing some gates and doors that might allow non-creative jumpers to expand their range a bit, but all must agree on that for any of the cats to roam beyond their space.
- You must not put undue stress on other tenants with a cat that likes to dash for the doorways. If you have a dasher, please consider leaving him/her at home.
- You must use some type of odor masking litter. I realize some of the natural litter is more environmentally friendly, but we must do our best to keep the fragrance o' cat to a minimum!
- You must bag their litter and then double bag it or put it in other trash bags before putting in the outdoor garbage. You may not flush it !!
If you are travelling cat-less, and you feel you might want a companion during your stay, you may request a cat from one of several local Cat Whisperers. You may have the option to adopt upon departure and/or you are certainly welcome to help advertise for adoption if you find a keeper that needs a great home!

move in and move out process
This home has been a self serve vacation rental since 2006. I have very good and clear documents for getting you into the home and out of the home in a self check in and check out process. As part of departing you will be expecting to leave your space and the areas you used in the Kitchen for food stuffs in a generally clean condition and broom swept. The cleaning fee is for inspection and sanitation purposes.
In Stay Support
I live the majority of the year in California but I am your first point of contact for all sales and in stay needs. You will always get me fastest by email but you will have my phone number for an emergency or to leave a voicemail. I have two different groups of folks in Maryland who support me directly with this home and I have backups for them. If we have maintenance issues, I do ask that you work with me to try to fix or diagnose first so we can dispatch the proper help when needed.
House Cleaning

The tenants are expect to clean their own bathrooms once every week or two and sweep/vacuum their own private spaces as needed to keep the place fresh and clean. Please wipe down the glass shower doors after ever few showers and lightly clean them every week or two to keep the routine cleaning easy.
== Professional Cleaning Schedule ==
The home is cleaned professionally once every 3 weeks or so. She gets paid to clean the common areas only.
== Tenant Responsibilities - Kitchen ==
Please be extremely mindful of others when it comes to keeping the kitchen clean and tidy. We all have a different opinion on how clean the stove should be after cooking and where dishes should be left to be cleaned or dry. If you fry or cook on the stovetop, please leave it in a clean condition for the next person. If you cook in the stove please cover items or put foil down to minimize messes. Please make sure it gets cleaned regularly. If there are spills in the fridge please clean them as you go.

You may not need to do anything between professional cleaning. If you want to, everything you need to sweep/dust/vacuum is provided. We may also be able to ask the local helper to come in and clean between cleanings for small fees if desired.

These are taken care of by a local helper.
== Tenant Responsibilities - Trash ==
The Trash comes every Wednesday and recycling comes Friday (typically, but with COVID it's no hold). The cans are located by the rear curb and as long as they stay there they are always ready for the trash person. PLEASE be sure to bag or double bag all trash for the big green trash can and do NOT through out food to keep city critters out of the trash. Please put as much food as you can in the garbage disposal.

- Each bathroom (two full baths and two half baths) have cleaning supplies stored in the bathroom.
- Each suite has a broom and dustpan dedicated to them for easy access.
- There are multiple small vacuum cleaners in the basement.
- There is an option to have your space professionally cleaned for a small additional fee.
== Professional Cleaning Schedule ==
The home is cleaned professionally once every 3 weeks or so. She gets paid to clean the common areas only.
- Ideally she'd arrive between 5 and 6pm and she'll be there for two to four hours depending of if she has help and the level of work to be done. The idea with the late arrival is that she'll be there when the night nurses are leaving for work or waking from a days sleep.
- If you'd like her to clean your space, you will let me know that when I give notice she is coming and the fee is your responsibility. The basement suite is $25. The 2nd and 3rd floor is $15 for the den and bathroom and $25 for the entire space. This includes dusting, sweeping and mopping.
- After each person departs, their suite gets a deep cleaning and other parts of the home may get touched up. Given the turnover rate, this often leads to a second partial cleaning per month.

Utilities
My utility bills include Gas & Electric, Water & Sewage, and Internet. All that is included in your rent. The TV's have a local antenna on them for about 23 stations and you are welcome to use your firesticks, roku sticks, chrome casts or other.
In general, the home heats and cools well and affordably as long as the temperature is kept to moderate levels and you understand which systems to use to best optimize the climate control. The home is filled with LED lightbulbs allowing you to enjoy the accent lighting while keeping the electric affordable.
There's never been an issue with hot water even for large groups so that's a plus, but please notify me immediately if there are dripping faucets or running toilets as those can cause hefty fees quick.

2nd floor half bath and basement bathroom
The Second Floor half bath and the basement bathroom have toilet and sewage systems that can only accept waste and toilet paper. I mention this here as an initial introduction as it's very important these systems are maintained properly.
Parking
I can accommodate THREE cars. Two in my off street parking spots and one with a visitors pass. The off street parking is stacked instead of side by side so it's only good for two cars day in and day out if one is going to sit idle.
I require those staying for more than 30 days to get neighborhood parking permit such that the off street spots and visitors pass can be used as needed for cleaning folks, maintenance folks and newly arriving tenants until they get oriented. Outside of those needs, the senior tenant(s) in the home have first dibs to the off street parking spot(s).
Parking Permits for Guests with Cars staying more than 30 Days
I require those staying for more than 30 days to get neighborhood parking permit such that the off street spots and visitors pass can be used as needed for cleaning folks, maintenance folks and newly arriving tenants until they get oriented. Outside of those needs, the senior tenant(s) in the home have first dibs to the off street parking spot(s).
- Off-street parking - The home has two off street parking spots, but they are stacked behind one another so it's only really convenient for one car. If second car will be generally idol that rear spot can be useful for that.
- On-street parking - This home has one of the best "on street parking" situations in all of Baltimore. In fact it, it was purchased in 2002 primarily due to its location and the "on street" parking situation.
- The "on street parking situation" is very good because many of the homes in this part of the neighborhood have their own off street parking spots, lowering the parking density AND there is a private, permit only parking lot behind this home that accommodates 20+ vehicles, further lowering the on-street parking density.
- The permit required for that lot behind the home is the same as the permit required for on street parking.
- It is very rare that you would be parking more than a few car lengths from the home no matter what time you come and go and that is extremely rare in Baltimore!
Parking Permits for Guests with Cars staying more than 30 Days
- The permit period runs from August to August. If you were to arrive in June and were staying until December, you'd end up buying two permits. They are $20 for the year.
- NOTE: the care must be registered in your name . Without that other documents are required.
cancelation Policy
This is a unique property being rented to unique individuals engaging in a stressful occupation. Many things in and out of a Nurses control could cause the need to terminate a lease very quickly. This cancellation policy is almost as lenient as that found with a Hotel. Please treat me fair and I will do the same in return.
NOTEs:
1) To break the lease due to contract cancellation, you will need to provide me with written documentation of cancellation. Otherwise the two week notice rule will be in affect
2) If you are having issues with the home or others and you don't give anyone an opportunity to try to address before giving notice or moving out, you may be responsible for two weeks of rent from the date of notice or departure.
- If you are cancelled prior to your arrival, you will forfeit $100 and be refunded for everything else you paid in advance.
- If you are cancelled after your arrival, we will agree on a departure date (which could be 24 hours later) and you will be refunded for any nights paid for in advance. Your security deposit will be refunded assuming no damages.
- If you are having difficulties with the Housemates, the home, or me for some reason, please provide us with the opportunity to attempt to address the issue. If we can not resolve the issue, and it's decided it would be better to find another place to stay, we will agree on a move out date, you will be refunded for any nights paid for in advance, and your security deposit will be refunded assuming no damages.
- If you just want to break the lease because you found something that much better, I ask for two weeks notice.
