A Fully Furnished Rental with 3 Bedroom Suites now Designed ​with Traveling Nurses in Mind !

​This home offers 3 Suites in a 2200sf Baltimore Row Home that was originally built in the 1840's.  It is intended to be occupied by up to three Traveling Nurses or comparably situated at any given time.
  • There is no full time resident in the home. When I'm there I might occupy a suite just like anyone else.  
  •  ​Each tenant is given the opportunity to screen prospective tenants prior to any new person being added to the home. ​
  • The fully shared spaces are the entire first floor (Kitchen, living room dining room), the two laundry areas and dry storage in the basement, and the rear deck and off street parking area.
  • The partially shared space is the second floor Master Bath. Both upper suites have half baths in them so only the 4x6' walk in shower and 6' soaking tub are the bathroom related items that must be shared.  (The Basement Suite has it's own full bathroom)
The typical stay is 90 days or more but I do have a short term rental license allowing me to do short stays for those needing a place to stay at the beginning or end of their contracts or others with comparable short term needs.  ​​

Availability and General Pricing (last updated 11/19/2020): 

The base price for each of the three suites is currently $1450/month for a 90 day stay. Shorter stays and stays with multiple guests as part of a single group are quoted on an individual basis. There is typically a 1 to 2 week minimum stay. 
  • The Basement Suite -  Occupied until end of January 2021 
  • The 2nd floor suite - Available for occupancy as of 12/1/2020 (and possibly before).  
  • The 3rd floor suite - Occupied until the beginning of February 2021

== The Backstory ==
In 2003 I transformed this home from it's original bones into a marvelous 3 Bedroom, 2.5 bath Urban Loft filled with light and catwalks. I then lived in it from 2004 through 2006.

From October 2006 to October 2020 it was a very successful Urban Vacation Rental. More than 1000 groups and 7000 guests from around the world enjoyed the home and its Baltimore surroundings.  ​

​In October 2020 the home underwent $15k in renovations to outfit it specifically for the very unique wants and needs of Traveling Nurses.

  • The wall-less 14x28 bedroom suites on the second and third floor were divided into 14x11 black out bedrooms leaving 10x17 dens and in suite half baths. The results are exceptional day-sleeping conditions now in all three suites, greater audible privacy in the sleeping areas and dens, and a mini-apartment type of feel for each of the two upper suites.
  • A half bath was added to the second floor suite (one already existed on the third floor)
  • A small, second refrigerator and additional cabinet space was created in the kitchen area to better accommodate two or three full time residents.
  • New furniture including desks, papasan chairs, dressers, dining tables and console tables were added throughout the home to provide all the functionality desired in longer term living spaces. 
  • The off street parking pad was reconfigured to better accommodate two vehicles as opposed to one prior.  
  • A Chromebook and printer was added to the home for printing needs that can not be met at work.

From 2006 through September 2020 this home was short term Vacation Rental with stays  ranging from 3 to 10 nights. During that time I hosted over 1000 groups of business and pleasure travelers with great success. 

​
Unfortunately, COVID ended Convention Center and Stadium Business and the upper two bedrooms were wide open to the rest of the home for airflow and light, which was fine for prior guests but not ideal for individual guests needing a dark place to sleep during days. 

​In response, in October and November 2020 I put 6 weeks of work and $15k in modifications to better configure it as a fully furnished rental primarily for Travel Nurses with three Black Out Bedroom Suites.

Introduction to Baltimore 

​The home is located where the red pin is below. ​
  • Baltimore is one of the most "accessible" cities on the East Coast. The downtown sits just 2 miles from I-95, 4 miles from the southern portion of the Baltimore Beltway (I-695), 12 miles from the airport and 35 miles from the Washington DC Beltway. 
  • This home is located on a very private and secluded block just as you come into town from that south side with very easy access in and out of town.
  • It is less than 1 mile to the Baltimore Inner Harbor and  just 100 yards West of Camden Yards, the famed Baltimore Baseball Stadium.
  • It is 3 blocks South of University of Maryland Hospital System and 2-7 miles from most other hospitals.

Introduction to the Neighborhood

Tenants are less than a mile from the Inner Harbor with off street parking and one of the best on street parking situations in all of Baltimore. More on that below.

If you are contracted at University of Maryland Medical Center you will be walking to work.

​Most other major hospitals in Baltimore City are 2 to 7 miles away with easy commutes. 
​​Johns Hopkins Bay View is through the tunnel but it too is a surprisingly short and easy commute given access this home has to I-95 and 295.

This part of S. Paca Street is only two blocks long. It's an extremely quiet and private block for a downtown setting.  There is only one way into this part of the neighborhood and the street is not a through street, making it very relaxing, yet extremely convenient for all things Baltimore has to offer!

== The Home is very Unique ==
This home is a 3 Bedroom / 2 Bath, 2200sf urban loft style home.

There is one bedroom and bath suite in the basement with full ceiling height and very private and there are two 14x28 spaces in the front half of the 2nd and 3rd floor with bedrooms, dens and half baths.  They share a huge master bath in the rear of the second floor that has a walk in shower and 6' jetted tub. 


​Introduction to the Rates and Fees

===  The Rates and Fees === 
Rate:   $1450 per bedroom suite per month. Shorter stays quoted on an individual basis. 

One time inspection and cleaning fee: $100 fee for end of stay walk thru and deep clean of your space. 

Deposit: $350 refundable damage deposit

Parking Permits: Parking permits are available for stays longer than 30 days. Budget a total of $20 to $80 for those. Those quoted amounts would cover a stay up to 1 year. More details in the parking section below. 


What's Included...
This price includes one of the bedroom suites, a fully stocked kitchen, all utilities, and internet. There are full sets of linens and towels for your use, there are two washers and two dryers, and there are designated drawers and shelfs in the kitchen for your  own food space. There is also a small secondary fridge next to the primary fridge to be sure everyone has ample refrigeration space. 

There are TV's in each room and the living room but no formal cable service. You will need to bring Roku's, Google Chromcasts or OTA antennas if you'd like to use the TVs.

Lease Terms:   Primarily seeking tenants for 90 day minimum stays, but will do as little as 1 week for Traveling Nurses or comparably situatied who need a place on the front or back end of other lodging or for special circumstances. 

== Rate Calculations   ==
First Month: If you are arriving after the first, we will prorate the first months rent based on number of nights you are staying that month. All other months are flat rate with rent due on the 1st of each month.  The departing month is prorated for nights stayed as well.  With this system that actual rate per night varies, based on number of nights in the month while the monthly rate is constant. 


=== Payment Terms ===
1st payment:  1) The rental amount for the arriving month is due at time of Contract + 100 cleaning fee + 350 deposit.  I have a merchant account specifically for processing check payments online. This offers more privacy and individual support for bank to bank transfers than Zelle and other comparable systems.   If you would like to pay by credit card, I an do that with a 3% adder to the amount due. 

Subsequently rent payments are due on the 1st of each month. On the final month if we are unsuare of your departure I'll ask you to pay in full and then refund for nights not occupied. 

=== Lease Cancellation / Termination  ===
If you need to break a lease/contract during the first 90 days or prior to arrival, there is a $500 fee and you will be obligated for 30 days rent from date of notice. If you are out earlier than 30 days and I can fill your space for some of those days,  you will reimbursed for nights that were rebooked.  After your initial contract it's a 30 day notice to terminate the lease but more is appreciated if it is known.

We'll  pick up an email dialogue and a short phone dialogue if needed
  • If that goes well, I'll put you in contact with any existing tenants so you all can have an open and honest conversation via email/phone about the home, the location or anything else you'd like to discuss without me involved. 
  • ​If you and they come back and say it's a good fit, we'll move forward with a simple, short contract by email followed up with a short 2 page lease and a few other documents. 
    • I generate the contract by email and the lease  automatically so they are easy for me to create and send for your review.
    • The email contract is something you will reply to via email to get us going to keep it easy.
    • The more formal lease is a simple two page lease that will require printing and signing. This is primarily for formalizing the agreement for your parking pass. 
    • You'll also email me a photo of 1) your drivers license and 2) car registration. This helps me put together the packet you will need for a parking pass if you are going to be here for more than 30 days.

move in and move out process
This home has been a self serve vacation rental since 2006. I have very good and clear documents for getting you into the home and out of the home. I will likely use those same documents for this process.  When in the home and when departing you will be expected to remove all debris from the home and do a quick wipe down of flat surfaces and the bathroom.  Please leave it in a respectful manner and we will do any deep cleaning required. 
In Stay Support
Please start all issues with me directly via email. Even if small things are wrong that you don't feel need immediate attention I want to know about them.  You will always get me fastest by email but you will have my number for an emergency or to leave a voicemail. I have two different groups of folks in Maryland who support me directly with this home and I have backups for them. If we have maintenance issues, I do ask that you work with me to try to fix or diagnose before just "calling out maintenance" as every call they make is a cost to me. I don't have any employees managing this business. 
Utilities
My utility bills include Gas & Electric, Water & Sewage, and Internet. There is currently Basic Cable at the home but that is likely going to be terminated shortly.  All that is included in your went. Please be very conscious of dripping water and running toilets. Those can cause massive fees. Also, peak summer and peak winter we will need to be "reasonable" with the heating and air conditioning. In general the home heats and cools well and affordably as long as the temperature is kept to moderate levels and you understand which systems to use to best optimize the climate control. 
Basement Bathroom
The Basement Bathroom is below the sewer grade. Thus there is something called an  ejection pit in the floor in the basement that captures all waste water and then pumps it out. This system can only handle waste and toilet paper. No feminine products, dryer sheets, dental floss or anything else can be flush din the basement bathroom. This is in the check in and check out docs too, but I make a huge point of it because a clog there is about a $400 service call to correct at a minimum and it can be $1000 if the pump needs replacing from a jamb. 
Parking
I can accommodate THREE cars. Two in my off street parking spots and one with a visitors pass.

That said, those staying for more than 30 days have the opportunity to get neighborhood parking permits, and I require that to keep the other spaces open for guests, cleaning and maintenance crews, and shorter term tenants. 
  • Off-street parking - The home has two off street parking spots, but they are stacked behind one another so it's only really convenient for one car. If second car will be generally idol that rear spot can be useful for that. 
  • On-street parking - This home has one of the best "on street parking" situations in all of Baltimore. In fact it, it was purchased in 2002 primarily due to its location and the "on street" parking situation. The "on street parking situation" is very good because many of the homes in this part of the neighborhood have their own off street parking spots, lowering the parking density AND there is a private, permit only parking lot behind this home that accommodates 20+ vehicles, further lowering the on-street parking density.  The permit required for that lot is the same as the permit required for on street parking. 
  • It is very rare that you would be parking more than a few car lengths from the home no matter what time you come and go and that is not common in Baltimore.

The First Floor is a Common Area

There is very large living room, kitchen and dining room with a "light well" separating the living space from the kitchen and dining area. 

The Master Bathroom is a Shared Space

This is the primary shower for the 2nd and 3rd floor suite. Each of those has a half bath in them so these vanities may or may not be used regularly by the tenants. The Soaking Tub is a shared resource for the upper two suites as well as the Basement Tenant. This toilet is the shared toilet for guests.  

The Basement Suite

The front portion of the Basement is one large, private Bedroom and Bathroom suite. The ceiling is full height with exposed wood flooring and beams. The room is approximately 14 x 14. There is a full bathroom in the room. There are small ground level windows for filtered natural light.  This is an exceptional space in general for quiet privacy and also for those who are sleeping during the days.   There are some shelves and small cabinets for folded clothes. There is a desk area. There is a 4' closets area just outside  the bedroom in  hall way  for hanging clothes and storing bags not in use(not shown). This is the most private bedroom in the home and the only one with a full bath self contained. 

The 2nd Floor Suite

The front portion of the 2nd Floor is a 350sf bedroom, den and half bath suite. The bedroom is approximately 11x14. The half bath is small but very functional. This suite shares the Master Bathroom for a shower and tub, which is found at the rear of the second floor. The Bedroom is visibly and audibly private. The Den area is visibly private but some open walls at the top over the French doors make it only partially audibly private. 
BEFORE 10/2020 renovations >>  It was one large room (14 x 28). It was visibly private from the rest of the home but audibly it was not very private. 

​AFTER 10/2020 renovations >>The sleeping area is now a very warm and cozy black out room designed for day sleeping, with a den and half bath just outside the bedroom door! It's your very own 400sf apartment contained inside of a loft style row home!! (newer pics with new furniture and finished half bath coming soon!)

The 3rd Floor Suite

 The entire third floor is a 400sf loft area with a cozy bedroom, den and a half bath.  There are skylights on the back half of the room for natural light. The half bath serves all basic needs. There is an IKEA closet system for hanging clothes and folded clothes. The very large shower and jetted tub for this tenant is on the second floor and shared with the second floor tenant (when one exists). This is the lightest room in the house.
